DESIGN SERVICE:
In the event that none of our standard floor plans with minimal
changes will fulfill your wishes we can provide a computer aided drafting
design service to design that custom "dream home", that will fit your
lifestyle. During the designing process we can show you renderings and
interior walkthroughs of your home to aid you in choosing the perfect design
and color scheme. We use the latest state of the art design programs and
have people that know how to use them. If you purchase a home from M1BP
this design service is free of charge saving you thousands of dollars. Most
builders charge for this service.
PRICING:
When a home style is chosen M1BP
will give you pricing that is a firm and realistic final bottom line price.
Unlike, site built homes where cost over runs are routine. We will also
assist you with pricing the entire project i.e. land, permits, foundations
water and sewer systems and hookups, driveways, delivery, setup, interior
and exterior finish and any other costs that are required to complete your
project. We will also give you comparison pricing on several different
models if you choose, to aid you in choosing the right plan.
FINANCING:
Modular 1 Building Partners is
affiliated with several mortgage companies. We can pre qualify you and put
you in touch with the mortgage company with the best program and interest
rates to meet your requirements
HOME PURCHASE:
When all the preliminaries are done such as plan selection, perk tests,
checking zoning requirements etc. a contract is signed for the purchase of
the home, and financing is completed, it is time to order your home for
production. Since Modular1 Building
Partners has several suppliers that build our homes to our specifications we
will place your home order with the best manufacturer that will fulfill our
requirements at the time of the order. There are many considerations to take
into account at this time such as: lead time (manufactures production
backlog), type of home a particular manufacturer specializes in, speed of
getting drawings and Ohio approvals on custom homes, to mention a few. M1BP
will then write the purchase order for the house and, when the order is
confirmed by the manufacturer we will inform you in writing of the
scheduling of the home that is given to us by the manufacturer. M1BP
will arrange for the transportation of the home and having the home set on
the prepared foundation and made weather tight. At this point the home is
turned over to the owner and the responsibility of finishing the home
becomes that of the owner unless, the owner chooses the ‘Turn-key’ option.
PURCHASE AND CONSTRUCTION KIT:
In the event that you decide to General Contract your own project or if
you simply want to have as much, information, as possible, available to you
to make your home purchasing decision. M1BP
has assembled a Purchase/Construction Kit To assist you, the customer, in
making the decisions required for the construction of your new home. The kit
includes a catalog of stock floor plans, a base price list, a complete
options price list, policy manuals, ordering information and delivery info
to get your home to the job site, construction manuals detailing the
sequential steps need to complete the finish work on the home. This manual
will assist you in material purchases and finish work required. A manual
that discusses the requirements for the field installed items such as the
electric service, plumbing, heating & A/C. and how to hire, schedule and
supervise subcontractors and, some of the pitfalls of being your own general
contractor. Also included are a gnat chart to help you with scheduling, a
subcontractor agreement, pricing forms to assist you in producing an
accurate projected cost to prevent price overruns, and other important forms
needed for a successful project.

The decision to be your own general contractor should be carefully and
thoroughly explored before you make the decision to GC your own project.
Supervising a home construction project is not a difficult task for an
experienced professional but, can be quite trying for the inexperienced.
There are so many things that can go wrong, weather, subs not showing up,
material shortages to mention a few and sometimes Murphy’s Law of "if
anything can go wrong it will go wrong" is in full effect. Again M1BP
will be there to assist you with questions pertaining to our expertise but,
we will not activity participate in construction supervision after the home
is on the foundation. You should consider the time and liabilities involved
in being your own general contractor. Most lending institutions will allow a
home owner to GC their own project as long as they are working with a
qualified building professional for advise and consultation..
If you decide that you would prefer not to be your own
general contractor that would leave you with a couple of options:
Option #1 You could still be your own GC but, you could
subcontract to M1BP all the
construction supervision. In this scenario you would still be the general
contractor. You would set the budget, control the finances and be
responsible for the over-all project. M1BP
would do all the construction supervision. Construction supervision would
include but not be limited to: supervising and scheduling of all phases of
construction including , staking out the home and setting elevations, job
site visits as required to meet and supervise all subcontractors. Assist you
in choosing subcontractors, selecting material and material suppliers,
obtaining permits, working with building officials and inspectors, taking
care of punch lists, scheduling warranty repairs, applying for occupancy
permit, etc. The owner/general contractor shall still have the
responsibility of all final decisions pertaining to the project. There would
be a charge for this service from M1BP.
Option #2 Purchase the home "Turn-Key".
If you chose this
option M1BP will sign a contract with
the buyer at a fixed price and be responsible for the design, purchase and
construction of all phases of the project. M1BP
would control all construction, finances, and purchasing of the project. The
project would then be turned over to the owner "Turn Key" at the agreed
price after the construction is completed and occupancy permits are obtained
(if required). This is the most expensive scenario but of course is the
safest for the owner in regards to cost overruns and the many other things
that can happen to delay construction or increase the cost of your project.
SUPPORT:
Modular Building Partner’s staff will
be there for you before, during and after the construction of your new home
to answer any questions that might arise. M1BP
wants to be your building partner and we will do every thing possible
including the little things such as, promptly returning phone calls,
answering e-mails timely, and we will be truthful with you, we will not tell
you your home will be here in 3 weeks when we know it will be 5 weeks.
